Real Estate News – Just The Facts

Well it’s time to fall back! Not only do clocks have to be reset, a number of home maintenance, service and TLC activities should be scheduled at the same time. Shawn Rowe of Home First Inspection Services and I decided to outline some of the Peggy Gachet items that appear as needed repairs or maintenance requirements in home inspections. This is a good guide regardless of your intent to sell. Some are simple and easy to remedy.

  • Moisture intrusion is probably the most common. Proper caulking and painting of the exterior is necessary to keep homes water tight. Make sure to move all clutter under windows prior to any home inspection.
  • Have your HVAC serviced and cleaned regularly. Caked on dirt and debris are commonly found in hair handlers. Few service agreements include the cleaning of all components. All filters should be cleaned or replaced and should be the proper size to fit securely.
  • Breakers should be property sized for the mechanical/ appliance they service. The most common defect is that the AC breaker is too big for the unit. If your system has been replaced, chances are the breaker should have been replaced too.
  • Caulk showers and fixtures. Not only does it look clean but it can prevent water damage below the service. Maple makes a great sanded caulk, colored to match grout.
  • Check all plumbing around pool appliances and mechanicals for leaks. Seal all leaks immediately.
  • Any range and dishwasher newer than 1991 requires an anti-tip device.
  • Repair or replace all door knobs, locks and latches, broken window panes, screens, gutters, downspouts and chimney flashing or caps as needed.


Other tips that will assure your home inspection goes smoothly are:

  • Replace all burned out bulbs to remove a question about wiring or fixture problem.
  • Test smoke and carbon monoxide detectors and replace any dead batteries.
  • Assure the water, electric, gas and pilot lights are on. Remove stored items, debris and wood from the
  • foundation. Anything conducive for termites will be
  • noted.
  • Remove items blocking access to the HVAC equipment, electric service panels, water heaters, attics and crawl spaces.
  • Unlock all areas the inspector must access.
  • A home with routine maintenance always receives a better report.

Now for your market update. We are experiencing more sales. The prices have improved marginally but we are hopeful we found the floor. Lots and condos are still depressed primarily due to financing hurdles and
abundant supply. Condo associations are stabilizing and new construction seems to be on the rise so, hopefully, banks will follow suit with less restrictive requirements. We remain optimistic about a continued recovery in 2013.
